The P-3M series is one of the most recognizable series of Moscow panel houses. This is largely due to the design with bright facade colors (unlike P-44T, P-3M houses are not tiled, but painted), rounded balconies and bay windows.

Structurally, P-3M are multi-section panel buildings with a height of 8 to 17 floors with 1-, 2-, 3- and 4-room apartments. There are many varieties of standard P-3M sections, which allows you to build residential buildings of various configurations or variable number of storeys.

All rooms in the apartments are made insulated, almost all interior walls are load-bearing. In three-room apartments, the wall separating the room adjacent to the kitchen from the corridor is self-supporting and cannot be touched. Corner three- and four-room apartments have dark rooms. One-room apartments do not have balconies and loggias, which are present in all other apartments.

The area of ​​the apartments in P-3M is from 35 sq.m. (one-room apartment) to 105 sq.m. (four-room apartment), and the kitchen area is 9-10 sq.m.

External walls - expanded clay concrete panels 30 cm thick, internal concrete - 14 cm. Thickness of gypsum concrete partitions - 8 cm. Ceilings - concrete panels 14 cm thick. 3- and 4-room apartments have bay windows, and 4-room apartments have two bathroom.

Currently, along with the basic P-3M series, houses of the series are being built, which are a further development of the P-3M project.

In Moscow, houses of the P-3M series were built in new microdistricts: Ramenki, Novo-Peredelkino, Zhulebino, Lyublino, Maryinsky Park, Northern and Southern Butovo, Mitino and Volzhsky (Textilshchiki-Kuzminki). Also, houses of the P-3M series were built on the site of demolished five-story buildings and pre-reserved sites in the following microdistricts: Cheryomushki, Zyuzino, Belyaevo, Konkovo, Yasenevo, Degunino, Sviblovo, Kuntsevo, Severnoe Tushino, Khovrino and Marfino.

In the Moscow region, new buildings of the P-3M series have been built/are being built in new microdistricts of the cities: Khimki (Yubileiny, Novokurkino), Krasnogorsk (Pavshinskaya Poima), Podolsk (Grasshoppers), Odintsovo (New Trekhgorka - Kutuzovsky), Mytishchi (Yaroslavsky), Lyubertsy (Krasnaya Gorka, Lyubertsy Fields), Kotelnik.

In 2010, two new modifications were developed based on the P-3M series. — modification with an increased (from 19 to 23) number of floors, a third elevator and increased apartment areas. P-3MS is a “social” modification - with the same width of rooms and a more modern architectural design of the facades.

The P-3M series was developed on the basis of the popular and quite widespread project P-3 in the capital, according to which panel houses were also built in the Olympic Village. There are few structural differences between these series, although the P-3M is more modern and comfortable housing. P-3M buildings are erected both on the site of demolished dilapidated housing (spots) in already built-up areas, and during the massive development of new microdistricts. Residents of demolished housing stock were often relocated to P-3M houses.






Design features of the series

Houses in the series can have from 8 to 17 floors, but the most common are 14- and 17-story options. The first floor of the P-3M can be either residential or reserved for infrastructure facilities.

The P-3M series of houses includes several modifications of row and corner sections with various variations of their combination. There are 4 apartments on each floor of the section; there is a version P-3M-6, in which there are 6 apartments per floor.

The design of the P-3M external walls uses panels made using advanced technology - three-layer panels with a special interlocking connection of the plates. This technology, an additional layer of insulation between reinforced concrete panels and high-quality processing of interpanel seams provide increased thermal insulation of the premises. Each section has a passenger and freight elevator. Non-residential areas of the technical floor and basement are allocated for engineering communications.

Features of apartment layouts

The layout of the P-3M apartments is thoughtful, modern and quite comfortable for living. All apartments in the series (except for the one-room apartments) have balconies or loggias, on which heat-saving double-glazed windows have been installed by the developer since 2002. Apartments above the 5th floor have bay windows. All living rooms in the P-3M apartments are isolated, however, in the corner 3- and 4-room apartments there may be dark rooms - this drawback was not eliminated when working on the basic version of the P-3 project.

All inter-apartment panels and most of the interior walls are load-bearing walls, which significantly limits the possibilities for redevelopment of housing. The advantage of the apartments in this project is the presence of built-in wardrobes, mezzanines, two bathrooms in a four-room apartment, and equipping the houses with an automatic smoke removal system. The kitchens are equipped with electric stoves; separate bathrooms with bathtubs of increased length - 180 cm.
